Here’s what BMS designer had to say about our products in his technical description (report):
The fan coil units are equipped with Weesion W10U or Weesion W10T control modules, which provide local temperature control and communication with the superior Building Management System (BMS) via the RS485 – BACnet bus.
1. Types of Control Modules
- W10U – analog control of fan speed (0–10 V signal).
- W10T – three-speed control of fan operation (1st, 2nd, or 3rd speed level).
Both modules include the following features:
- 2× relay outputs – for controlling thermo-electric actuators on the heating and cooling valves.
- Input for room temperature sensor type PT1000.
- RS485 communication interface (BACnet MSTP) for integration into the BMS.
The modules are designed for installation directly on the fan coil unit or in its immediate vicinity, minimizing the length of wiring to the actuators and fan.

INSTALLATION / MOUNTING
Design your installation concept without the need for relay or power boxes, or any related cabling and mounting accessories.
When using the Weesion Mobile App for zone control, wired thermostats become unnecessary.
Only a communication cable is required between devices.
The modules are installed directly on or inside the fan-coil unit or cooling beam.
IP20 versions are designed for installation into an electrical junction box, which is typically part of these devices.
There is no need for a separate power supply – the module can be powered from the 230 VAC supply of the fan-coil unit.
In this case, only the RS485 communication cable needs to be connected between fan-coils.
We recommend using J-Y(ST)Y 2×2×0.8 cable or an equivalent type.
TIP 1. – Easy installation and efficient testing
Mount the W10 module onto or into the device and connect peripherals such as the EC motor, cooling and heating actuators, etc., comfortably on a workbench, before the fan-coil unit is installed in its final position.
Connect the module to a PC via the USB-C connector and configure communication parameters.
Use a preconfigured BACnet or Modbus DDC controller for quick I/O testing of the W10 module — allowing fast and efficient verification of fan and actuator control.
CONTROL / REGULATION / INTEGRATION
- No additional application software is required for integration into the BMS – there’s no need for additional training or studying complex manuals.
- You are not limited by any built-in control algorithms from the manufacturer.
- The entire application remains fully under your supervisory system’s control.
The Weesion W10 series was developed for seamless integration into BMS systems using BACnet MS/TP or Modbus RTU communication protocols.
Communication lines of the modules can be connected directly to DDC controllers supporting these protocols, regardless of the manufacturer.
For integration into IP-based BMS systems, BACnet MS/TP–IP or Modbus RTU–IP gateways can also be used.
Each module type in the W10 series is equipped with a switch for the 120 Ω EOL termination resistor at the end of the RS485 line.
TIP 1. – Remote I/O from all zones with a single click
W10 modules communicating via BACnet support BACnet device discovery, which means that after connecting them to the supervisory system, all devices and their I/O points (BACnet objects) can be detected and loaded with one click.
CONTROL / VISUALIZATION
- Weesion Mobile & Windows App – Control your spaces directly from your smartphone or company laptop. The Weesion Mobile and Windows Apps replace traditional wired thermostats. Simply scan the QR code in your office or room, and the thermostat interface appears instantly in the app.
- Communicating Thermostats – For local control, you can also use a wired communicating thermostat via BACnet MS/TP or Modbus RTU, connected to the same DDC or BMS as the W10 modules.
- Visualization in BMS + Weesion Mobile App – Central space management via BMS visualization pages combined with local zone control through the Weesion Mobile App.
- Visualization in BMS + Communicating Thermostats – Central control via BMS visualization pages and local control through wired thermostats.
